Our home is equipped with tons of amenities for you and your traveling companions.  We worked hard to make sure you feel right at home in a clean, comfortable, spacious, and relaxing space.  The kitchen will come stocked with:
-Silverware, plates, bowls, knives, glasses, wine glasses, cookware, utensils, and some baking supplies.
-Basic appliances: Stove, Dishwasher, Fridge, Toaster & Microwave, Washer & Dryer.
-There is a drip coffee maker on site in the kitchen with complimentary coffee for our guests to enjoy, along with sweetener and creamer.

Access

Access is easy- you will receive your unique door code to enter the apartment prior to your arrival.  The front door will have a Yale punch code lock.  Simply push your code in and hit the check mark symbol on the the lock and the door will unlock.

Transit

Getting around is easy- Our unit has a great, central location between some of the City's hottest neighborhoods.  With a Walk Score of 83 it means your stay is very walkable to many local attractions including historical sites, great bars and restaurants, the Delaware Riverfront area, and shopping!  If you choose to explore by car, you can easily get to main highway onramps as well as other attractions in the City.  Uber and Lyft are also easily available, or if you'd like to roll around by bike, feel free to rent Indego Bikes from various docking stations located throughout the City.  Please see your welcome guide for locations closest to your stay!

IMPORTANT!!!  -- We apologize, but due to recent events in the area involving parties, and with having the utmost respect for our neighbors and community, we are no longer able to accept bookings from local guests (those who live within 45 minutes of Philadelphia, have a Philadelphia based ID, or a Philadelphia Area zip code). We reserve the right to cancel any reservation made by any local guest.

It is highly recommended that guest purchase trip cancellation/interruption insurance in case of emergency/bad weather, Covid-19 bans/restrictions, etc. as NO REFUNDS/EXCEPTIONS outside of our stated cancellation policy will be given unless there is a mandatory evacuation in our area. Please check what your credit card covers. You can also visit the Insure My Trip website for insurance options.

Health, safety, and well-being of our guests are of utmost importance. For this reason, we use a thorough cleaning process after each check-out.

Pre-approved late check-out (up until noon only) is $50; please send us a request at least 2 hours before your check-out time so we can check our availability and notify our cleaner.

We are committed to protecting our properties which is why we've partnered with Know Your Guest(TRUVI), the leading vacation rental guest-screening provider. Please note that before your booking begins, you will need to verify your details through Know Your Guest. Without this verification we reserve the right to cancel your booking.

You will also be given the choice between paying a refundable deposit of $500.00 or buying a non-refundable damage waiver of $35.00 We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.  Please ignore this if you have booked through Airbnb.

Full refund for cancellations made within 48 hours of booking only if check-in date is at least 14 days in advance. No refunds bookings Cancelled with in 14 days before check-in.

1) Primary guest's minimum age should be 25 years old, or older.

2) No smoking inside the house of any kind. -$500 fine if detected.

3)WE REGRET TO INFORM YOU THAT WITH THE UTMOST RESPECT FOR OUR NEIGHBORS, WE ARE UNABLE TO ACCEPT BOOKINGS FROM LOCAL GUESTS (THOSE WHO LIVE WITHIN 45 MINUTES OF PHILADELPHIA OR HAVE A LOCAL AREA CODE, DUE TO ISSUES WITH PARTIES. WE RESERVE THE RIGHT TO IMMEDIATELY CANCEL ANY RESERVATIONS BY LOCAL GUESTS.

4)No more than the number of guests booked ON PREMISE at any time: $250 fine per person if detected.

5)Please remove shoes

6)Quiet hours from 9pm to 8am(50 decibels).

throughout the property, and allows us to respond to noise nuisances
without disrupting your stay. NoiseAware is privacy compliant and is

If our exterior ring cameras and/or noise monitors alert us that more than the stated number of guests are on premises or a noise disturbance has occurred, we reserve the right to cancel any existing reservation immediately, and with additional fines.

Additionally: Tampering with Security Devices - Any attempt to block, disable, or interfere with our exterior cameras or noise monitoring devices will result in the immediate cancellation of the booking. These measures are in place to ensure the safety and security of all guests and the property.

7)You must have valid govt ID, phone number and address on file.

8)We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. There will be a minimum $100 handling fee for returning requested items to you. Shipping and packaging will be charged at cost. Items will be kept for 5-days. After which time they will be donated at management discretion.

Gabe & Jon were very responsive to all requests. The 3BR condo was very clean and had everything we needed. All appliances were newly renovated and the giant TV’s, electronic fireplace, washer dryer, driveway parking were all great bonuses! Our family of 4 walked a mile to Old city for a movie, ate at an Asian fusion restaurant and got cookies & ice cream. Also a 5 min drive ( walkable but we drove) to Chinatown for Dim Sum at Ocean Harbor followed by an easy walk to Reading terminal & independence mall to see the liberty bell & historic sites. Condo location was easy to park at w 1 free spot. If you have more than 1 car, street parking was easy but may have limited hours pending on signage. The condo was awesome and I definitely recommend staying here. I am a very light sleeper and although the building was quiet, the master bedroom is near the highway so the road noise occasionally kept me up but the other 2 rooms were very quiet. The mild noise did not both anyone else. Great stay!

We loved staying at Gabe and Jon's home! Location was great, easy walks to bars and restaurants! The space was up to date and designed beautifully! Gave and Jon are also very attentive and ensured we were comfortable/doing well during our stay. 10/10 would recommend to others and would book again next time im in Philly.

This place was great. I was a little apprehensive about how far, or difficult the walk would be to downtown and all the fun stuff. It was only .9 of a mile to Independence Square, after that your going to one historical location after another. The roof top was super cool and we spent a lot of time up there. The Beds were all super comfortable, ALL OF THEM! It was a great space for the the vacation we planned! Also we did a lot of traveling by car while we were there, and the closeness to the major freeways was FANTASTIC! We will definetly book this again when we come back. Thanks Jon and Gabe, nice job!

Gabe's house is beautiful and well located--we loved being able to walk out the door and be close to shops, restaurants, and historical sites in 10 minutes; when we needed to drive, it was so nice to have a parking spot! The home itself is colorful, clean, and comfortable. The sounds from the nearby interstate took a little getting used to, but by the second night we barely noticed them! Overall, the location and charm of this home can't be beat.

My family and I had a great 2-night stay at Gabriel's apartment. The host was very responsive, accommodating and offered plenty of tips and recommendations. The flat was exactly as advertised on the website. The beds are very comfortable and the rooftop terrace was extremely handy as we were in Philly while the Northern Lights could be seen. There is an increasing number of bars on the waterfront and all the main city attractions are just an Uber ride away. I recommend Gabriel and his apartment and would go back if I come back to Philly.
